Served by both the Tuen Ma Line and Kwun Tong Line, the development offers excellent connectivity across Kowloon and to key urban districts. As Ho Man Tin’s transport network and community amenities continue to evolve, the area is transforming into a well-connected urban residential hub.     Green Building Starts with Materials As a major integrated residential development, IN ONE has achieved BEAM Plus Gold certification and WELL Building Standard certification, reflecting its commitment to sustainability and occupant wellbeing. According to Chinachem Group’s sustainability report, the Group reduced its operational carbon intensity by 27.7% in 2024 compared with the 2020 baseline, while 100% of its new developments and asset enhancement projects achieved BEAM Plus Gold rating or above. IN ONE’s green and healthy building positioning therefore aligns with Chinachem Group’s broader commitment to sustainable construction, carbon reduction and healthy community development. For building materials, environmental certification, low VOC emissions, carbon footprint management and sustainable supply chains are key to supporting green building goals—an approach that closely matches OPTIMIX’s product philosophy.   Certified Green Products for Better Indoor Air Quality o meet the project’s green building requirements, OPTIMIX supplied several products certified under the CIC Green Product Certification (CICGPC) 2.0 at Platinum level, including TA313 Flexible Tile Adhesive, TA328 High Performance Tile Adhesive and TG410E High Performance Coloured Anti-Mould Tile Grout. These products have passed ISO 14067 carbon footprint verification and VOC emissions testing by Intertek in accordance with CDPH Standard Method V1.2. With ultra-low VOC emissions and formaldehyde release controlled at ≤ 0.1 mg/m³, they help reduce the impact of construction materials on indoor air quality and occupant health.   Local Production, Reliable Performance OPTIMIX products are manufactured within a 100-kilometre radius of Hong Kong and use non-halogenated packaging materials, helping reduce transportation-related carbon emissions while supporting sustainable procurement. For IN ONE, OPTIMIX also provided a comprehensive dry mortar system covering substrate preparation, wall levelling, tile installation and joint finishing. Products used include BP126 Base Plaster, SC216 Fine Skimcoat, TA338 High Performance Tile Adhesive, PC30 Premixed Concrete, together with the certified green products mentioned above. From premixed concrete and wall levelling to tile fixing and grouting, the system helps improve substrate flatness, enhance tile adhesion and ensure consistent construction quality. These hidden layers beneath the final finishes play an important role in supporting building durability, living comfort and reduced long-term maintenance. IN ONE represents a new stage of transit-oriented residential development, combining connectivity, quality living and sustainability. Looking ahead, OPTIMIX will continue to support Hong Kong’s major building projects with professional green products and reliable service, contributing to healthier, lower-carbon built environments.

Optimix's Zhuhai Production Base Receives 2026 Zhuhai “Green Factory” Verification
Optimix’s Zhuhai Green and Smart Production Base has recently been officially recognised as a 2026 “Green Factory” by the Zhuhai Municipal Bureau of Industry and Information Technology. Among the many enterprises across the city, only 18 were selected for this honour. This recognition affirms the Base’s sustained commitment to green manufacturing, energy conservation, emissions reduction and smart production, while marking another important milestone in the Company’s sustainability journey. The “Green Factory” designation is an important benchmark for the green transformation of the manufacturing sector. The assessment covers five key areas: intensive land use, harmless raw materials, clean production, resource utilisation of waste, and low-carbon energy consumption. With its well-established green management system, strong energy-saving and emissions-reduction performance, and high standards of operational capability, Optimix’s Zhuhai Production Base successfully passed the quantitative assessment, demonstrating its robust overall strengths. Integrating Green Building with Smart Production As the Company’s new-generation Industry 4.0 smart factory, the Zhuhai Base incorporated the principles of green building and smart production from the outset of its design. It has also obtained LEED Gold certification from the U.S. Green Building Council. Approximately 17% of the site has been reserved for green space, reflecting the Base’s commitment to achieving an optimal balance between its substantial annual production capacity of 300,000 tonnes and environmental conservation. In terms of production processes, the Base’s laboratory has also received the industry-recognised certification as a “Standardised Laboratory for Ready-Mixed Mortar”. The facility has introduced automated guided vehicles (AGVs) and a warehouse management system (WMS). Together with fully automated production lines and computer-controlled precision batching, these systems have significantly enhanced delivery efficiency and product quality consistency, while effectively reducing energy consumption during production. Clean Energy Driving Low-Carbon Operations To further advance low-carbon operations, the Base has installed a 600 kW distributed photovoltaic power generation system on its rooftop, fully incorporating renewable energy into its daily production activities and enabling surplus electricity to be fed back into the grid. The system is capable of generating approximately 580,000 kWh of clean electricity each year—equivalent to the annual electricity consumption of around 293 households—and reducing carbon dioxide equivalent emissions by approximately 585 tonnes annually. Supported by an advanced energy management system (EMS), the facility can monitor and optimise the use of water, electricity and gas in real time, ensuring maximum energy efficiency. Continuous R&D to Reduce Embodied Carbon in Buildings With more than 20 years of experience in dry-mix mortar research, development and production, Optimix fully recognises the importance of carbon reduction at source for the construction industry. Leveraging the expertise of its materials specialists at the Zhuhai R&D Centre, the Company continues to upgrade its tile adhesive, waterproofing mortar, self-levelling compound and other product ranges, with a focus on reducing the embodied carbon of building materials. At present, a number of Optimix products have received leading environmental certifications in both Hong Kong and Mainland China, providing efficient and eco-friendly material solutions for a wide range of construction projects. The recognition as a Zhuhai Municipal Green Factory is a strong endorsement of Optimix’s commitment to ESG principles. Looking ahead, the Company will take this achievement as a new starting point to further deepen green manufacturing and contribute to the green transformation of the construction industry across the Guangdong-Hong Kong-Macao Greater Bay Area.

Optimix Bringing Warmth to the Community Through Care and Action
This year, Optimix once again took action to support community welfare, continuing our care and commitment to underprivileged groups. Through our participation in the “Construction Industry Lo Pan Rice” initiative, held by CIVSP,  we hope to turn our goodwill into practical support, bringing warmth to grassroots families and elderly people in need, while caring for the community through concrete action and promoting the spirit of mutual help and compassion. On 12 June, the event was held at the YMCA of Hong Kong Jordan Centre. The Optimix volunteer team worked closely with the on-site team to distribute 100 hot meal boxes to local residents, while also offering warm greetings and blessings, allowing them to feel the care and support of the community in their daily lives. During the event, we saw many residents receiving the meal boxes with smiles and engaging warmly with our volunteers. Each meal was not only a source of nourishment, but also a gesture of care and encouragement, embodying the goodwill of different sectors coming together in solidarity and mutual support. Optimix will continue to actively participate in and support various charitable initiatives, giving back to society through concrete action and fulfilling our corporate social responsibility. We believe that through close collaboration with the community and partners from different sectors, we can bring support to more people in need and work together to create a warmer and better tomorrow.
